As part of our commitment to providing homes in a more affordable price range to Aucklanders we are thrilled to bring to the market studio, one-, two-, and three-bedroom apartments at 38 Fraser Avenue. You can buy these homes off the plan now at market prices from NZ Living. The sales agent is Colliers.
A total of 72 of the 102 apartments will be sold to KiwiBuild buyers. If you are an eligible KiwiBuild buyer you can buy studio, one and two bedroom apartments at KiwiBuild prices now through Colliers without entering a ballot.
Nine of the three-bedroom apartments at Fraser Avenue are being offered via a KiwiBuild ballot. You must be prequalified at kiwibuild.govt.nz before you enter the ballot.
If KiwiBuild believes there will be a greater number of interested buyers than available homes in a development, a ballot system may be used. This ensures the sales process is fair and everyone has an equal opportunity to buy a home. If homes are being sold by a ballot system, this will be clearly identified on the KiwiBuild website.
If you are going to enter a ballot, it’s really important that you visit the development first and get a good understanding of the home you would like to buy.
Only confirmed eligible buyers can enter a ballot.
Please submit your ballot entry any time from NZT 9am Thursday 8th August through to NZT 5pm Monday 19th August.
Click here to find out how to enter the ballot for your choice of the Fraser Avenue KiwiBuild 3-bedroom apartments.
If you are going to enter a ballot, it’s really important that you visit the development first and get a good understanding of the home you would like to buy and learn more about the area.
The display suite for the Fraser Avenue development is located at 38 Fraser Avenue, Northcote and will be open from Thursday 8th August. Hours are 9am – 4pm daily.
Yes – only ballot entries received from pre-qualified KiwiBuild applicants will be entered into the ballot. Click here to confirm your eligibility and get qualified for KiwiBuild.
Allow for five working days. If you are interested in entering the ballot then we recommend you start your pre-qualification process as soon as possible.
If your circumstances have changed it may have an impact on your KiwiBuild eligibility. Please contact the KiwiBuild team to discuss this further before you enter the ballot.
No – you don’t need to rank every home in the ballot, just the homes that you would like to purchase.
You cannot edit your entry once you submit. However, you can submit a new entry. KiwiBuild will only accept your latest submission.
Once the ballot closes at 5pm on the 19th of August, the KiwiBuild team will carry out the required compliance checks to confirm all valid ballot entries prior to the ballot being drawn. All successful and unsuccessful ballot entrants will be notified by email before 5pm, Friday 23rd August.
If your entry is drawn from the ballot, you will be offered the right to purchase the highest ranked of your preferred homes from those still available. The agent/developer will phone you to let you know the good news. You are then required to sign a conditional Sale and Purchase Agreement.
Once you know the price of the home you wish to buy, you will need to discuss the required deposit amount with both the developer and your bank or financial lender.
As all KiwiBuild homes are new builds, banks may require as little as five per cent deposit for the home. You’ll need proof of financial pre-approval from a bank or other lender in order to purchase a KiwiBuild home, so our advice is to begin talking to your bank early about what you’ll need.
It may be possible to use your KiwiSaver account toward the purchase of your first home; however there are some conditions that need to be met in order for you to make a withdrawal.
You can find more information on these conditions on the KiwiSaver website or you can contact your KiwiSaver provider to discuss applying for a first home withdrawal.
If you have been regularly contributing to your KiwiSaver for a minimum of three years, you may be eligible for a HomeStart grant to help with your deposit.
HomeStart grants are up to $10,000 per person, or $20,000 for two people buying a home together if they are both eligible.
If you need some help putting together your deposit for a mortgage, you may be eligible for a Welcome Home Loan. Some lenders offer Welcome Home Loans to first home buyers who can afford to make regular repayments on a home loan, but are having trouble saving for a large deposit. Read more about the Welcome Home Loan.
As with any home, you are entitled to decline the opportunity to buy the KiwiBuild home up until such time as you sign an agreement with the seller, regardless of the method of sale.
