WHAT’S HAPPENING ON THE GROUND

The Northcote Development is transforming the neighbourhood with warm, dry, modern homes and better streets, parks and community spaces. Over the next few years, around 300 existing social homes will make way for approximately 1,700 brand new homes — a mix of social, affordable and market homes.

MORE HOMES FOR MORE PEOPLE

So far, here’s where we’re at:

• 889 new homes have now been completed.
• This includes all 480 new social homes, delivering 180 more than were originally on site.
• Over 1,200 new homes will go to the market once the full development is complete.
• Right now, around 300 homes are under construction for future homeowners and renters.

A BETTER, GREENER NEIGHBOURHOOD

• 27,944 plants and 440 new trees have been planted to boost biodiversity and bring more shade and colour to the streets.
• New and upgraded parks are now open, including:
  - Te Ara Awataha greenway along the Northcote Intermediate edge
  - Te Kāwai / Cadness Loop Reserve upgrade
  - Kukari (Richardson Place) pocket park
  

STREETS AND INFRASTRUCTURE READY FOR GROWTH

To support the growing community, we’ve delivered major upgrades across the area:

• All infrastructure and land development work is now complete.
• The Te Kaitaka / Greenslade Reserve stormwater project is finished.
• The Lake Road watermain upgrade is complete.
• Around 2km of new and upgraded roads and footpaths are in place.
• 12km of new stormwater, water and wastewater pipes, along with 12km of underground power and communications cabling, have been added.
• 71 new streetlights are now lighting up the neighbourhood.
• 317 older houses have been safely removed to make way for new, modern, warm homes.

LOOKING AHEAD

Northcote is steadily becoming a greener, more welcoming place with a greater choice of homes. Thank you to the local community for your support as this long-term project continues to take shape.

TIMELINE

Summer 2025/26

• Simplicity Living has kicked off construction on its eight-level Build-to-Rent apartments on Lake Road, which will bring 93 new long-term rental homes right beside Northcote Town Centre.
• Elevation is close to completing the first of its two six-level Lake Road apartment buildings, delivering 184 new market homes across the pair. The first building is on track for early 2026.
• Universal Homes has wrapped up its new terrace homes on Cadness Street, also right by the town centre and overlooking Te Kāwai / Cadness Loop Reserve.

Autumn/Winter 2026

• Work is expected to begin on a new terrace-housing neighbourhood on Kaka Street, bringing 90+ market homes in a leafy, park-like setting just a short stroll from Northcote Town Centre.

Summer 2026/2027

• Elevation’s second Lake Road apartment building will be completed.
• Elaman Group will begin work on its Fraser Avenue homes beside Te Ara Awataha Greenway, delivering around 50 new market homes.
• Universal Homes will start building three-level walk-up apartments on Cadness Street, providing around 30 new market homes near Te Kāwai / Cadness Loop Reserve.
