PROGRESS AT A GLANCE

The Northcote Development is turning older state housing stock into a warmer, greener neighbourhood with a far greater choice of homes. Around 300 existing social homes are being replaced with approximately 1,700 brand new, dry, warm homes over the next few years - a mix of social, affordable and market housing.

HOMES DELIVERED SO FAR

892 new homes have now been completed, including all 480 planned social homes, 180 more than the number of social homes originally on site. Over 1,200 new homes will eventually reach the market, many of them in the more affordable price range, with around 300 more currently under construction for future owners and renters.

MORE GREEN SPACE FOR THE COMMUNITY

• 27,944 plants and 440 new trees have gone into the ground, adding shade, colour and biodiversity across the neighbourhood.
• New and upgraded parks are open for the community to enjoy, including Te Ara Awataha Greenway along the school edge, the Te Kāwai/Cadness Loop Reserve upgrade, and Kukari, the new pocket park on Richardson Place.

INFRASTRUCTURE COMPLETE, READY FOR GROWTH

All infrastructure and land development work for the development is now finished, including:

• The Te Kaitaka/Greenslade Reserve stormwater project
  
• The Lake Road watermain upgrade
• Around 2km of new and upgraded roads and footpaths
• 12km of new stormwater, water and wastewater pipes
• 12km of new underground power and communications cabling
• 71 new streetlights
• 317 older homes safely removed to make way for the new neighbourhood

WHAT'S NEXT FOR NORTHCOTE

TIMELINE

Winter 2026

• Simplicity Living is underway on an eight-level Build-to-Rent apartment development on Lake Road, delivering 96 new rental homes right next to Northcote Town Centre.
• Universal Homes has finished three new townhouses on Cadness Street/Huataki Road, close to Northcote Town Centre and overlooking Te Kāwai/Cadness Loop Reserve.

Summer 2026/2027

• Reid Residential is set to start a terrace housing development on Kaka Street, bringing over 90 new market homes to a park-like setting a short walk from Northcote Town Centre.
• Elaman Group is set to start an apartment development on Fraser Avenue, right beside Te Ara Awataha Greenway, delivering around 50 new market homes.
• Elevation is nearing completion of the first of two six-level apartment buildings on Lake Road - 184 market homes combined - with the first building due to finish very soon.

Autumn 2027

• Simplicity Living's eight-level Build-to-Rent development on Lake Road will be nearing completion.
